From analysis to results — our work in action


SCI Globale Inc. was mandated to assess a major water infiltration that occurred during heavy rainfall in a residential building. Our structural inspection revealed the following:
An active crack in the foundation wall, aligned with the water entry point.
Previously repaired exterior cracks, but only superficially, allowing infiltration to return.
Moisture accumulation between the exterior slab and the wall, increasing hydrostatic pressure.
The interior slab showed only normal microcracks, confirming it was not the source of the issue.
Conclusion
The water infiltration originated from a structural crack in the foundation wall, which was stressed during an exceptional rainfall event.
Recommended Intervention
Crack injection, exterior sealing, drainage verification, and preventive measures to ensure long-term protection of the building.
SCI Globale Inc. was mandated to analyze and reconstruct severely damaged foundation sections in a residential building built over a crawl space. The mandate also included the complete lifting of the house to allow for the construction of a habitable basement intended for a multigenerational home, as well as expansion work on the ground floor.
Findings from the structural inspection:
Advanced deterioration of the existing foundation walls, showing signs of reduced load-bearing capacity.
Insufficient crawl space height, making any development impossible under current building standards.Lack of foundations capable of supporting a raised structure and additional loads.
Ground floor layout limiting the functionality of the spaces, particularly the kitchen and entrance.
Conclusion
The existing foundations could not ensure the long-term integrity of the structure or accommodate the building’s current needs. A complete reconstruction of the foundations, combined with raising the house, was necessary to ensure structural stability, compliance with building codes, and the creation of additional living space suitable for a multigenerational residence.
Work performed / recommended:
Controlled demolition of the existing foundations and complete reconstruction in reinforced concrete.
Lifting of the structure to create a fully habitable basement.
Upgrading of drainage and waterproofing systems for long-term protection.
Expansion of the ground floor kitchen into an open-concept layout.
Expansion and reconfiguration of the main entrance to improve functionality and accessibility.
These interventions optimize the building’s value, improve occupant comfort, and ensure long-term structural durability.
